Ongoing design build tenant improvement work at Pharmaceutical Facility. Note: facility has been in R&D for 20 years for Cancer drug, currently in final FDA trials, FDA is inspecting the facility in January, so we are doing a series of design build tenant improvements at the facility.
Highlighted ground up project:
1297 Chess Drive, Foster City
This was a design assist project that had been in the works for some time. The challenging part of this was the permit was submitted late in the year, issued towards new year, so the start was set for end of February to hopefully miss a large part of the rainy season. The problem with this is the subcontractor market exploded in 2016, and prices literally doubled from bid day to project start. Remington negotiated with this climate and not only got the job complete, but also completed the Towne Place Suites Hotel that was on the site after the contractor on that project walked off 75% through the project due to bankruptcy (see: subcontract market changed post bid for them, causing price issues on several projects that they could not bear). This project was fully leased prior to construction and has been a successful retail development for the owner.
Highlighted Multi-family development and Assisted Living
The Lodge at Glen Cove
One of Rob’s mentors had retired and was asked to come out of retirement to set up an Assisted Living Development & Construction Program by a wealthy investor. Rob was asked to provide construction support for all preconstruction services. Rob worked with the team, taking on a bigger and bigger role, eventually handing all development due diligence, proforma management, loan due diligence, design team management, construction and development estimating, scheduling, permitting and construction. The Lodge at Glen Cove was cut into the hillside with a variety of soil nails and shot-crete assembly, drilled piers, and cast in place subsurface retaining walls. A major challenge was also an aquifer that had been man made and placed some decades earlier with no record. This was discovered and handled, allowing the construction to be completed, the project stabilized and recently sold as per the development intention.
Towne Centre Apartments, Lathrop
Highlighted establishment of development and construction program:
For the same investor as the Assisted Living Program, Rob was now serving the Director of Development & Preconstruction, and also the license holder for the contracting component of what had now become a vertically integrated developer and builder. The single family home division was intending upon opening a multi-family segment of their production home building, and put earnest money into two muli-family properties that were (one was entitled, the other was not). Without having the experience of developing or constructing anything other than single family production homes, they asked if my group could take on these projects. When given to us, the budget shortfalls were $14M and $9M respectively. Not only did we create the program for these market rate apartments, but we increased the potential profitability through design, relationships and management. We also began the Towne Centre Lathrop Community three weeks before COVID hit, and would up not only finishing $9M below the original budget, but by working with the city and creative use of design and construction, renting rooms four months early. The project went on to become stabilized and sold to a REIT for substantial gain.
Highlighted Historical Restoration:
Harbison House: Rob was a Project Manager and took on this task of moving a 100 year old house using a helicopter, placing it on a secure foundation and restoring it per historical society requirements.

Anderson Clubhouse
Part of this Corporation’s rollout to create a budget friendly, family friendly, sports bar/arcade/restaurant with higher quality finishes, Remington was a bidder on this project that during the bid process came in over budget. Having already partnered with Remington on previous projects, the Owner negotiated with Remington to get the project to the budget number. Remington worked with the owner to bring the project under budget, while keeping the restaurant open during the construction AND including all the components the owner wanted, through creative use of the design elements and an increased level of management on the project.
ADA Upgrades:
A (request not to be named) fast-casual sit down restaurant faced a series of ada lawsuit threats from a roving team that was in NorCal and doing this to several larger chains. We had a team set up shop at over 40 locations to take care of all the ADA issues before they became a lawsuit.
Building Stabilization:
We were referred to a building owner by our parnters at eXp commercial realty, who felt their “building was sinking”. Rob evaluated the site, noticing defective work by a previous contractor that led to a disturbing “differential settlement” multiple components of this 25 year old building. Remington worked within his team, consulting with structural and geotechnical engineers, insurance claim specialists and subsurface subcontractors without costing the owner of the building, eventually determining the cause and the solution to this problem. Remington engineered a solution that would cost 75% less than a standard complete restoration.
