One of the most important aspects of the development process is the choice of delivery method. There are four basic methods:

  • Design Bid Build
  • Design Build
  • CM at Risk
  • Integrated Project Delivery

best fit for your project.

Executive Summary ofMethods:
Design-Bid-Build

The classic delivery method, preferred for many years, but becoming less and less prevalent. In this delivery method, the Owner/Developer hires the design team to create the drawings. There are three phases: design, procurement (hire the GC and
subs), and construction.

Design-Build

Constantly evolving, becoming more and more prevalent, this delivery method is one in which the owner hires the contractor, who will then hire and be responsible for the design team.

Construction Management At Risk

Delivery method where the owner hires a “Construction Manager” (often a GC), who consults with the owner during the “preconstruction” or “design and procurement” phase and is also responsible for the contracts with the subcontractors and
manages the construction process. Also referred to as CM/GC.

Integrated Delivery Method

The newest and constantly evolving method. This method requires contractual collaboration between the owner, the design team and the contractor. All risk, responsibility and liability is shared equally.
