Ground To Grand Opening

Ground to Grand Opening™

One team. One process. From site selection to opening day.

Integrated brokerage, design, permitting, and construction — aligned from day one.

THE PROBLEM WE SOLVE

Most commercial projects involve a parade of disconnected vendors — a broker, an architect, a contractor, a kitchen designer, a permitting consultant. Each one hands off to the next —and that’s where time, money, and clarity get lost. Ground to

Grand Opening™ is different. It’s a single, coordinated process led by one deeply integrated team — from the moment you identify a market to the moment you open your doors. Our commercial real estate and design-build capabilities don’t just work alongside each other. They are built into the same process, from day one.

HOW IT WORKS

01 — Find It
Site selection, market analysis, and location strategy. We help you identify the right space for your concept, your customer, and your budget.

02 — Secure It
Lease negotiation, purchase advisory, and deal structuring. You get an experienced advocate at the table — not just a broker looking to close.

03 — Design It
Architecture, space planning, kitchen design, and equipment specification — matched to your market segment, project complexity, and budget. When appropriate, we deliver full 3D BIM modeling using Revit and Navisworks, giving clients and stakeholders a complete visual of the project before a single wall goes up.

04 — Permit It
We manage the agencies, timelines, and approvals — so you’re not the one chasing down a building department.

05 — Build It
Design-build construction management with a contractor who was in the room from day one. No surprises. No finger-pointing. No excuses.

06 — Open It
Fully operational. Day one ready. That’s the whole point.

HOW IT WORKS

Rob Remington and Paul D. Frank have built a deeply integrated working partnership — combining design-build construction with commercial real estate brokerage under one coordinated process. Unlike a referral chain where one vendor hands off to the next and accountability evaporates, this team communicates from day one, delivering a faster, cleaner path from site to open doors.

Rob Remington — Remington Works LLC
Design-Build General Contractor | Developer | Owner’s Representative
Rob Remington is a LEED AP and DBIA-credentialed design-build general contractor specializing in commercial retail, restaurant, and tenant improvement projects. His work spans restaurants, retail, wineries, hospitality, assisted living, multi-family, industrial, and pharmaceutical environments — projects where precision, communication, and relationships matter as much as the build itself.

Through Ground to Grand Opening™, Rob leads project integration from concept through completion — aligning brokerage, design, permitting, and construction into a single, coordinated process that reduces cost, compresses schedules, and delivers a fully operational opening.

He started his career in the field as a carpenter, later becoming a carpentry contractor, and worked his way through every level of construction — from the jobsite to the commercial front office. That progression gives him a practical, ground-up understanding of how projects are actually built, where they break down, and how to keep them on track.

Rob’s experience extends beyond traditional construction. He spent multiple years working with an architectural firm in mainland China and Hong Kong, gaining firsthand experience not just in design, but in how projects are actually delivered — coordinating design, sourcing materials, managing cost, and navigating execution across international markets.

He has built and led construction and development platforms across retail, hospitality, industrial, and multi-family sectors, and has operated at every stage of the development process — from land acquisition and entitlement through design, financing, and construction — consistently bringing projects in on time and under budget.

Clients work directly with Rob throughout the project — not through layers of management — ensuring continuity, faster decision-making, and accountability from concept through completion.
